In 2019, RP Masiello was commissioned as the construction manager to renovate and transform a historical property in Worcester Massachusetts, now known as the Chatham Lofts. The goal of this restoration project was to maintain its unique historical architectural elements while completely revitalizing the buildings to be repurposed as a new luxury urban residential apartment community.
Built in 1892 by the YWCA as a boarding house for 50 women, the main six-story masonry structure was also home to the Worcester Performing Arts Center and Foothills Theatre. The Menkiti Group, property developers from Washington DC, purchased the property in 2015 as part of a wider vision to revitalize and transform Worcester with various development projects.
Over the course of 2 years, RP Masiello revitalized one 6-story and one adjacent 4-story structures for the residential apartments along with the entire re-framing and re-figuring of the 2-story parking deck. During the project, the gymnasium and old swimming-pool areas were demolished and transformed into space for the new apartment units. Each apartment unit was refurbished to modern standards while maintaining important historical elements, including the fireplaces, loft window framing, and part of the old brick wall.
In 2021 the Menkiti Group announced the grand opening of the newly restored Chatham Lofts which now house 24 luxury residential units. This project was recognized with a Silver Hammer Award for historic restoration from the Worcester Regional Chamber of Commerce and also earned Worcester Preservation Award in 2022.
